1. General Terms
1.1. These Terms & Conditions apply to all products and services offered by Dream House Tourism, also known as Dream House Travel and Tourism (“Dream House”), unless otherwise stated on the relevant product or service page.
1.2. A “Customer” refers to all individuals named on the booking who intend to travel or participate in any service provided by Dream House.
A “Product” refers to any tour, activity, transfer, holiday package, or travel-related service sold by Dream House.
1.3. By making a booking, the Customer confirms that they have read, understood, and accepted these Terms & Conditions on behalf of all persons included in the booking.
1.4. A binding contract is formed once Dream House confirms the booking in writing and issues a confirmation or voucher.
1.5. The person making the booking warrants that they have full authority to accept these Terms & Conditions for all travelers listed.
1.6. All contracts are governed by the laws of the United Arab Emirates, and any disputes shall fall under the exclusive jurisdiction of UAE courts.
1.7. Dream House reserves the right to refuse or decline any booking at its sole discretion.
2. Website Operation
The website operates under two service categories:
Section A – Online Products
Tours, activities, transfers, and ground handling services (excluding hotels and flight tickets) are offered through online systems. Availability, pricing, and payments are subject to real-time updates.
Section B – Offline / Inquiry-Based Products
Holiday packages including hotels and/or flight tickets are processed through inquiries via email, phone, WhatsApp, or live chat. Prices and availability may change until final confirmation.

This website and its contents (including text, images, videos, software, and services) are operated by Dream House Tourism, United Arab Emirates.

4. Prices, Availability & Arrangements
4.1. Some products require full payment at the time of booking and may carry 100% cancellation charges. Such conditions will be clearly communicated at booking.
4.2. Prices may be adjusted prior to confirmation due to factors beyond Dream House’s control, including but not limited to:
Government regulations or taxes
Fuel or transportation cost increases
Hotel rate changes or availability
Exchange rate fluctuations
Seasonal pricing variations
4.3. Travel arrangements are not considered confirmed until written confirmation is issued by Dream House.
5. Payment Terms
5.1. Payments can be made via bank transfer, credit/debit cards (Visa, MasterCard), or approved online payment gateways.
5.2. Dream House may charge the Customer’s card upon booking. If the booking is not accepted, the charged amount will be refunded.
5.3. Payment structures vary by product type:
Option 1 – Tours & Activities
50% payment required for immediate booking
Remaining balance payable on pickup (if applicable)
Cash on pickup may apply where stated
Option 2 – Holiday Packages (Excluding Flights)
50% deposit required at booking
Remaining 50% payable 7 days before travel
Option 3 – Holiday Packages (Including Flights)
Full payment may be required at booking
Alternatively, a 20% deposit within 24 hours and balance 28 days before departure
6. Online Payment Requirements
6.1. Dream House does not provide services to individuals or entities from OFAC-sanctioned countries, in compliance with UAE law.
6.2. Online payments are accepted in AED and USD. Customer identity details must match the payment method used.
6.3. If a booking is made through a third-party platform, all communications and claims must be directed to that platform. Dream House is not responsible for third-party transactions.
7. Tourism Dirham Fees
7.1. In accordance with UAE government regulations:
Dubai hotels apply Tourism Dirham fees payable directly at checkout
Ras Al Khaimah hotels apply similar tourism fees
These fees are charged by hotels and are not included in package prices unless stated.
8. Changes to Terms & Conditions
8.1. Dream House reserves the right to amend these Terms & Conditions at any time without prior notice.
8.2. The Terms applicable at the time of booking shall govern that booking.
9. Cancellation Policy
9.1. Dream House may cancel bookings due to force majeure events including but not limited to natural disasters, war, weather conditions, flight cancellations, or government actions.
9.2. If Dream House cancels a service and cannot offer a suitable alternative, eligible payments will be refunded as per applicable policies.
9.3. Customer cancellations are governed by the cancellation policy mentioned on the voucher or product page. If not stated, the following applies:
Up to 4 days before activity: Full refund
Less than 3 days or no-show: No refund
10. Right of Exclusion
10.1. Dream House reserves the right to refuse participation or exclude any Customer whose behavior, health condition, or actions may pose a risk to themselves or others.
10.2. No refund will be issued in such cases.
11. Health & Travel Insurance
11.1. Customers are strongly advised to obtain comprehensive travel and medical insurance.
11.2. Some activities may involve physical risk or be considered adventure or extreme activities.
12. Liability Disclaimer
12.1. To the maximum extent permitted by law, Dream House shall not be liable for any loss, injury, illness, accident, or damage arising during travel or participation in activities.
12.2. Customers participate at their own risk and are responsible for ensuring they are physically and mentally fit.
13. Amendments & Client Cancellations
13.1. Customer names must match passport details at booking.
13.2. Amendments are subject to availability and may incur additional charges and an administration fee.
13.3. Cancellation requests must be submitted in writing by the lead passenger.
Minimum cancellation charges:
Up to 14 days prior: AED 500 per person
7 to 2 days prior: 50% (minimum AED 500)
1 day or no-show: 100%
14. Refund Policy
14.1. Refunds are processed to the original payment method within 30 working days, subject to applicable cancellation policies.
14.2. No refunds are provided for partially used services or confirmed air tickets unless stated otherwise.
14.3. Bank charges or transaction fees are non-refundable.
14.4. Dream House reserves the right to substitute hotels of similar category if required due to availability or operational reasons.
